What is a commercial rooftop unit?

A rooftop unit (RTU) — sometimes called a packaged rooftop unit or simply a package unit — is a self-contained commercial HVAC system mounted on the roof of a building. Unlike split systems, an RTU houses the compressor, condenser, evaporator, air handler, and controls in a single weatherproof cabinet, making it the dominant choice for retail plazas, office buildings, warehouses, schools, and light-industrial facilities across the Greater Toronto Area.

In a Canadian climate like Toronto's, commercial RTUs must perform reliably from –30 °C January nights to +35 °C summer heat waves. Commercial RTU costs in the GTA vary widely based on unit size, configuration, and installation complexity. A small 3–5 ton gas/electric packaged unit for a single retail bay might range from $8,000–$15,000 CAD installed. Larger 15–25 ton units for an office building or industrial facility can run $25,000–$60,000 or more, including crane rental, curb work, and electrical tie-in. In most cases, yes. Ontario Building Code and municipal requirements in Toronto, Mississauga, Vaughan, and other GTA municipalities typically require building permits for HVAC equipment replacement above a certain size. Gas connections always require TSSA inspection. Toronto Air Systems handles permit applications and inspections as part of our installation service — we won't cut corners on compliance.
With proper preventive maintenance, a quality commercial rooftop unit should last 15–20 years in the Canadian climate. Units that are neglected — skipping annual PM, running with dirty coils or restricted filters — often fail in under 10 years. The economics of a bi-annual maintenance contract almost always pay for themselves in extended equipment life and avoided emergency repairs alone.
Yes — most commercial RTUs installed in Canada are "package" units designed for both heating and cooling. Gas/electric configurations use a natural gas heat exchanger for heating and a DX refrigeration circuit for cooling. Heat pump RTUs are also increasingly popular, providing efficient heating down to about –15 °C and cooling in summer. We can discuss which configuration is most suitable for your building and operating profile.
Proper sizing requires a heat load calculation based on the building's floor area, ceiling height, insulation, window-to-wall ratio, occupancy, and internal heat gains (lighting, equipment, etc.). A rough rule of thumb is 1 ton of cooling per 400–500 sq ft of commercial space, but this varies significantly. Undersized units run constantly and fail early; oversized units short-cycle and cause humidity and comfort issues. Our technicians perform Manual N or comparable load calculations to ensure correct sizing.
Yes — the Canada Greener Buildings Grant and Enbridge Gas saveONenergy programs both have commercial streams that may apply to high-efficiency RTU replacements.
